What this number cannot tell you

  • The value comes from a sample of new houses, so it carries sampling error, which is large for a single month; the Census Bureau publishes its size and revises earlier months in later releases.
  • The price is the price at which the contract was signed, for houses that differ from month to month in size, kind and place. It does not measure the change in the price of a given house, which the house price index does.
  • The Census Bureau does not adjust this series for the season.
  • The changes, the ranks and the highest and lowest values are ours, worked out from the values the Census Bureau publishes; a change is in percent.
